Sunrise
The Caspian near Nardaran faces east: the sun rises straight out of the sea. That's why the “view terraces” are promised, and the official description specifically mentions “all the shades of sunrises.”
Sea Breeze · Nardaran · first line by the Lighthouse pier
There's no hotel yet. There's a plot on the first line, a promise of terraces overlooking sunrises and sunsets, and four years of quiet history: the hotel appeared on the resort's website in spring 2022 as a two-story boutique, quietly turned into a seven-story block in summer 2023, and lost its own page in September 2026. Everything we could date is collected here, with an honest note of what the sources don't say.
A real construction shotThe Sea Breeze first line under construction: building frames, tower cranes and the pier with its sail-shaped tower in the distance. A real shot, not a rendering
The day isn't decoration but a quote: the official description promises “view terraces” overlooking “all the shades of sunrises and sunsets over the sea waves.” For now it's only a promise.

Dream Hotel is a Sea Breeze resort project, not an operating hotel. That's how 2GIS marks it, that's where it sits in the resort's presentation (in the real estate projects section), and the Sea Breeze website confirms it: since September 20, 2026 the hotel no longer has its own page there, only a card in the general catalog.
We found no phone, no hours, no prices, no reviews and not a single photo of a finished building — because there's no building. Everything that shows the hotel as a whole is a rendering, and we label it that way.
We did find something else: archived copies of the resort's website made it possible to date the project, and it turned out to have changed more over four years than you might expect.

The paragraph has three key phrases: “a small number of rooms”, “view terraces” and “a calm, unhurried holiday”. None of them translates into a number: the sources give no exact room count, floor areas or layouts.
The resort's presentation adds just one line: “a small number of rooms in the project,” with terraces in every room. 2GIS adds a patio with a veranda and a pool.

Sunset over the resort construction site: the silhouette of a frame and three tower cranes on a reclaimed spit

There's no dedicated footage of Dream Hotel: not one video or news item we found names this building. But the Sea Breeze first line has been filmed from the air many times, and those shots show exactly what anyone arriving at the resort now will see: concrete frames, tower cranes, reclaimed lots and finished neighboring blocks a couple of hundred meters away.
We honestly don't present any shot as “a photo of Dream Hotel.” These are shots of the site and its neighbors, and they're what answers the question “what's there now.”

The Caspian near Nardaran faces east: the sun rises straight out of the sea. That's why the “view terraces” are promised, and the official description specifically mentions “all the shades of sunrises.”

By day, the first line means a beach a few dozen meters away: cabanas, umbrellas, sun loungers. That kind of beach already operates at the resort's neighboring buildings.

For now, tower cranes stand where the terraces will be, and the most beautiful thing to shoot here at sunset is their silhouettes. That's an honest picture of Dream Hotel today.

At night the resort shows up as a strip of light along the water. Dream Hotel's windows aren't in that strip yet; their place is taken by the dark patch of the construction site.

The main discrepancy is the number of floors, and it isn't a typo: on June 1, 2023 the two-story rendering on the resort's website was replaced with a seven-story one, while the “only two floors” text next to it stayed untouched for another three years. Below are both versions for each disputed point, with where each came from.
It looks like the project was redesigned in May–June 2023. But the “only two floors” text stayed on the same page next to the seven-story image for three more years, until the May 2026 copy. When the site was relaunched in September 2026, the mention of floors was simply dropped from the text, while the seven-story rendering stayed. There was no announcement of a design change.
The exact announcement date can't be pinned down, only the window between January 25 and May 26, 2022. We found no press release about the announcement at all.
The button leads to the resort's general booking service, which doesn't list Dream Hotel itself: we checked the “Apartments,” “Hotels” and “Villas” sections on September 20, 2026. The hotel isn't on Booking.com, Ostrovok, Trip.com or other platforms either.
We use the 2GIS point. It marks the plot, not an entrance: there is no entrance.

The Sea Breeze shore from above by day: blocks, the beach and a pier reaching into the sea

Fursov Architects published two completely different designs for Dream Hotel. The first is a low two-story boutique around a courtyard pool. The second is a tall building of about seven levels with a wide copper canopy and illuminated letters on the roof.
The Sea Breeze catalog and presentation show the second. 2GIS describes the first. No source says outright which one is being built, so we show both and label each rendering.

The hotel is marked on the first line by the Lighthouse pier, the same spot as on the presentation's master plan. It's the northern part of the resort: the neighboring Lighthouse block with its courtyard pool is already finished and occupied, though its building once stood in scaffolding under floodlights too.
Until the hotel exists, you can't go “to Dream Hotel.” But the plot is visible from the promenade, and everything around it (the beach, pools, restaurants) is open.
